Roofing in Bastrop, Lost Pines Country

Bastrop was platted in 1832 on the Colorado River and sits beside the Lost Pines, the westernmost stand of southern pine forest. Its homes range from restored 19th-century houses to wooded custom lots and newer subdivisions. Premier serves Bastrop from our San Antonio office.

Neighborhoods we serve

Downtown and the historic district, with 1970s ranch houses and restored 19th-century homes. Wooded areas such as Tahitian Village and Pine Forest, plus Circle D-KC Estates near Lake Bastrop. Newer HOA communities like The Colony, The Hills at Bastrop and ColoVista.

Local weather and roof issues

On September 4, 2011, the Bastrop County Complex fire destroyed more than 1,600 homes and burned a large share of the Lost Pines, so tree cover in burned areas has been regrowing since. Pines still shed needles and limbs onto roofs. In May 2024, storm winds damaged homes, carports and trees across Bastrop County.

Permits and HOA notes

Roofing permits inside Bastrop city limits go through the City's Development Services Department, which publishes a roofing permit checklist. Applications are filed online through the city's MyGov portal and call for contractor credentials, a project description and photos of existing conditions. Call the city at 512-332-8800 to confirm what your address needs.

Frequently asked questions

Yes. The free inspection includes a 37-point check and photo and video findings.

A repair and a full replacement are priced very differently, and roof size, pitch, materials and any damaged decking all change the number. After your free 37-point inspection you get a written price for your actual roof, not a ballpark. Ask for the photo and video findings so you can compare bids on equal terms.

Photograph any visible damage from the ground, keep any debris, and stay off the roof. Book a free inspection so a HAAG-certified inspector can document hail and wind damage with photos and video, then contact your insurer. Make temporary repairs to prevent more water damage and keep the receipts.

Every one to two years, and after any major hail or wind storm. Small problems like lifted flashing or exposed nails are cheap to fix early and expensive to ignore. Our free 37-point inspection checks the roof, flashing and ventilation and sends you photo and video findings.

In Texas, an insurer can't raise your premium or refuse to renew your policy solely because of a claim for damage from natural causes like hail or wind. Other kinds of claims, or a pattern of several claims, can affect your costs, and your policy terms matter. For your specific situation, check your policy and the Texas Department of Insurance at tdi.texas.gov.

Wooded lots in areas like Tahitian Village and Pine Forest mean needles and limbs collecting in valleys and gutters. Ask your inspector to check valleys, flashing and gutters, trim limbs that overhang the roof, and keep the inspection photos on file, since dated records also help if you ever need to document storm damage.
