Roofing in San Marcos, from the headwaters to Kissing Tree

San Marcos grew up around the springs that feed the San Marcos River, and became the Hays County seat in 1848. Historic districts, river-area homes and newer subdivisions give it a wide mix of roof ages. Premier serves San Marcos from our San Antonio office.

Neighborhoods we serve

Downtown San Marcos near the Square and river, with older housing stock. Hunter's Hill and River Road, with large lots and mature tree cover. Newer master-planned Blanco Vista, plus Kissing Tree, a 55+ community with a golf course.

Local weather and roof issues

On the night of May 9, 2024, severe storms brought massive hail and downed power lines to the San Marcos and Wimberley areas, and San Marcos ISD opened with a two-hour delay the next morning. Hail damage is often hard to spot from the ground. Mature trees along the river can also load valleys and gutters with debris.

Permits and HOA notes

Whether a re-roof needs a permit in San Marcos is a question for the city's Permit Center (512-805-2630), and the answer can depend on scope and on whether your address is inside city limits. Confirm first. Historic districts and HOA communities may add exterior approval rules, so ask before choosing materials.

Frequently asked questions

Yes. The free inspection includes a 37-point check and photo and video findings.

A repair and a full replacement are priced very differently, and roof size, pitch, materials and any damaged decking all change the number. After your free 37-point inspection you get a written price for your actual roof, not a ballpark. Ask for the photo and video findings so you can compare bids on equal terms.

Photograph any visible damage from the ground, keep any debris, and stay off the roof. Book a free inspection so a HAAG-certified inspector can document hail and wind damage with photos and video, then contact your insurer. Make temporary repairs to prevent more water damage and keep the receipts.

Every one to two years, and after any major hail or wind storm. Small problems like lifted flashing or exposed nails are cheap to fix early and expensive to ignore. Our free 37-point inspection checks the roof, flashing and ventilation and sends you photo and video findings.

In Texas, an insurer can't raise your premium or refuse to renew your policy solely because of a claim for damage from natural causes like hail or wind. Other kinds of claims, or a pattern of several claims, can affect your costs, and your policy terms matter. For your specific situation, check your policy and the Texas Department of Insurance at tdi.texas.gov.

Check with the City of San Marcos Permit Center at 512-805-2630 before scheduling work. The answer can depend on the scope of the job and whether your address is inside city limits. If your home is in a historic district or an HOA community, get any exterior approval in writing before ordering materials.
