Roofing in Universal City, Gateway to Randolph AFB

Universal City was named in 1931, the year Randolph Field opened next door, and voters incorporated it in 1960. Housing grew with the Air Force, and the Rose Garden development began in late 1957. Premier serves Universal City from our San Antonio office.

Neighborhoods we serve

The Rose Garden area, begun in 1957 as the town's first profitable housing project, other mid-century neighborhoods built as Randolph grew, and the Pat Booker Road corridor. Homes of that age may be on a second or third roof, so layers are worth checking.

Local weather and roof issues

Hail is the main storm risk on the northeast side. Reports list golf ball hail (1.75 inches) in Kirby on May 3, 2021, about 8 miles away, and baseball-sized hail reported in neighboring Converse on September 11, 2026. Hail that size is worth a documented inspection even when nothing shows from the ground.

Permits and HOA notes

Universal City requires a permit for all roofing work of 1 square (100 square feet) or more, and contractors working in the city must register with it. The city can fine unpermitted work $200 to $2,000 per day, and permits must be posted where they are visible from the street. Development Services answers questions at 210-659-0333.

Frequently asked questions

Yes. The free inspection includes a 37-point check and photo and video findings.

A repair and a full replacement are priced very differently, and roof size, pitch, materials and any damaged decking all change the number. After your free 37-point inspection you get a written price for your actual roof, not a ballpark. Ask for the photo and video findings so you can compare bids on equal terms.

Photograph any visible damage from the ground, keep any debris, and stay off the roof. Book a free inspection so a HAAG-certified inspector can document hail and wind damage with photos and video, then contact your insurer. Make temporary repairs to prevent more water damage and keep the receipts.

Every one to two years, and after any major hail or wind storm. Small problems like lifted flashing or exposed nails are cheap to fix early and expensive to ignore. Our free 37-point inspection checks the roof, flashing and ventilation and sends you photo and video findings.

In Texas, an insurer can't raise your premium or refuse to renew your policy solely because of a claim for damage from natural causes like hail or wind. Other kinds of claims, or a pattern of several claims, can affect your costs, and your policy terms matter. For your specific situation, check your policy and the Texas Department of Insurance at tdi.texas.gov.

The city's roofing bulletin says new roof coverings cannot be installed without first removing all existing layers down to the deck, subject to the 2021 IRC exceptions. It also calls for drip edge on shingle roofs and replacing damaged sheathing. It says it is a partial list, so call Development Services at 210-659-0333 for your address.
