Roofing in Georgetown, from the Square to Sun City

Georgetown pairs a walkable historic Square with the Del Webb Sun City 55+ community and newer master-planned neighborhoods. It is also hail country: a single May 2020 storm led to thousands of re-roofing permits. Premier serves Georgetown from our San Antonio office.

Neighborhoods we serve

Sun City (Del Webb, 55+, with two golf courses), Berry Creek (established golf-course homes from the late 1990s and 2000s), Wolf Ranch and Rancho Sienna (newer construction), Cimarron Hills, and renovated bungalows around the Georgetown Square.

Local weather and roof issues

Hail is the main threat. After the May 2020 storm Georgetown issued 5,488 re-roofing permits, against about 400 in a normal year, and an April 2021 hail storm was followed by roofing scam complaints, mostly from Sun City. Impact-resistant (Class 4) shingles may earn an insurance credit, but each insurer sets its own, so ask before you choose materials.

Permits and HOA notes

A permit is required for a new roof inside Georgetown city limits. The city's posted fee is $60, contractors register with the city and apply online, and a final roof inspection is requested after installation. Old roofing must be torn off if there are two or more layers, or wood shake, slate or tile. Check your HOA for color and style rules.

Frequently asked questions

Yes. The free inspection includes a 37-point check and photo and video findings.

A repair and a full replacement are priced very differently, and roof size, pitch, materials and any damaged decking all change the number. After your free 37-point inspection you get a written price for your actual roof, not a ballpark. Ask for the photo and video findings so you can compare bids on equal terms.

Photograph any visible damage from the ground, keep any debris, and stay off the roof. Book a free inspection so a HAAG-certified inspector can document hail and wind damage with photos and video, then contact your insurer. Make temporary repairs to prevent more water damage and keep the receipts.

Every one to two years, and after any major hail or wind storm. Small problems like lifted flashing or exposed nails are cheap to fix early and expensive to ignore. Our free 37-point inspection checks the roof, flashing and ventilation and sends you photo and video findings.

In Texas, an insurer can't raise your premium or refuse to renew your policy solely because of a claim for damage from natural causes like hail or wind. Other kinds of claims, or a pattern of several claims, can affect your costs, and your policy terms matter. For your specific situation, check your policy and the Texas Department of Insurance at tdi.texas.gov.

Get the damage documented first, then insist on a written contract. Be cautious of anyone who asks for cash up front, wants your insurance check, or offers to waive your deductible; Georgetown residents reported those tactics after the 2021 hail storm. Texas does not license roofers statewide, so ask for proof of insurance and local references, and confirm a city permit will be pulled.
