Roofing in Spring Branch, Hill Country Roofs on US 281

Spring Branch was settled by German families and takes its name from a spring-fed creek that runs to the Guadalupe River. It incorporated as a city in 2015 and covers 1.9 square miles. Premier serves Spring Branch from our San Antonio office.

Neighborhoods we serve

The Adam Becker Homestead on Phantom Rider Trail, whose family house was built of local stone and cypress, and homes along US Highway 281 in western Comal County, north of Bulverde and west of Canyon Lake.

Local weather and roof issues

Hail is the main storm threat. On April 30, 2016, KSAT reported golf ball to grapefruit-size hail on Spring Branch homes starting around 3 a.m., with baseball-size pieces still on the ground hours later. One homeowner reported broken windows and a hit roof, a reminder to check even if nothing leaks.

Permits and HOA notes

The City of Spring Branch states that it does not issue building or development permits. Addresses outside city limits go through Comal County (Engineer's Office, 830-608-2090), and addresses inside Bulverde or its ETJ go through the City of Bulverde. Confirm which applies to your address.

Frequently asked questions

Yes. The free inspection includes a 37-point check and photo and video findings.

A repair and a full replacement are priced very differently, and roof size, pitch, materials and any damaged decking all change the number. After your free 37-point inspection you get a written price for your actual roof, not a ballpark. Ask for the photo and video findings so you can compare bids on equal terms.

Photograph any visible damage from the ground, keep any debris, and stay off the roof. Book a free inspection so a HAAG-certified inspector can document hail and wind damage with photos and video, then contact your insurer. Make temporary repairs to prevent more water damage and keep the receipts.

Every one to two years, and after any major hail or wind storm. Small problems like lifted flashing or exposed nails are cheap to fix early and expensive to ignore. Our free 37-point inspection checks the roof, flashing and ventilation and sends you photo and video findings.

In Texas, an insurer can't raise your premium or refuse to renew your policy solely because of a claim for damage from natural causes like hail or wind. Other kinds of claims, or a pattern of several claims, can affect your costs, and your policy terms matter. For your specific situation, check your policy and the Texas Department of Insurance at tdi.texas.gov.

The City of Spring Branch says it does not issue building or development permits. Which office applies depends on your address: outside city limits, Comal County; inside the City of Bulverde or its ETJ, Bulverde. The county pages we read did not mention roofing permits, so confirm by phone, and check your HOA.
