Roofing in Schertz, Where I-35 Meets Cibolo Creek

Schertz was once called Cut Off because Cibolo Creek flooding repeatedly isolated the settlement, and it became Schertz in 1899. The city incorporated in 1958 and counted 42,002 residents in 2020, spread across Guadalupe, Bexar and Comal counties. Premier serves Schertz from our San Antonio office.

Neighborhoods we serve

Scenic Hills, described as mostly 1980s and 1990s ranch-style homes; Crossvine and Savannah Heights, mostly newer construction from the 2010s on; Main Street Schertz near the town center; and Olympia Hills. Home age matters for roofs, so ask about yours.

Local weather and roof issues

Storms here bring water as well as hail. On May 17 to 18, 2016, the National Weather Service received flash flood reports in Schertz and New Braunfels, with cars stalled on I-35. Hail is the other concern: on September 11, 2026, stones up to 2.5 inches were reported in neighboring Converse, which can damage shingles unseen from the ground.

Permits and HOA notes

Schertz Inspections handles permits at City Hall, 1400 Schertz Parkway. The city pages we could review did not state re-roof rules, fees or contractor registration, so confirm what your address needs with the department before work starts. If you are in an HOA, check its exterior rules too.

Frequently asked questions

Yes. The free inspection includes a 37-point check and photo and video findings.

A repair and a full replacement are priced very differently, and roof size, pitch, materials and any damaged decking all change the number. After your free 37-point inspection you get a written price for your actual roof, not a ballpark. Ask for the photo and video findings so you can compare bids on equal terms.

Photograph any visible damage from the ground, keep any debris, and stay off the roof. Book a free inspection so a HAAG-certified inspector can document hail and wind damage with photos and video, then contact your insurer. Make temporary repairs to prevent more water damage and keep the receipts.

Every one to two years, and after any major hail or wind storm. Small problems like lifted flashing or exposed nails are cheap to fix early and expensive to ignore. Our free 37-point inspection checks the roof, flashing and ventilation and sends you photo and video findings.

In Texas, an insurer can't raise your premium or refuse to renew your policy solely because of a claim for damage from natural causes like hail or wind. Other kinds of claims, or a pattern of several claims, can affect your costs, and your policy terms matter. For your specific situation, check your policy and the Texas Department of Insurance at tdi.texas.gov.

It can. Scenic Hills is described as mostly 1980s and 1990s ranch-style homes, while Crossvine and Savannah Heights are newer builds, so roof ages differ by neighborhood. Older roofs deserve a close look at flashing, vents and shingle wear; newer ones are mainly worth checking after hail. The free 37-point inspection covers both.
